The European hospitality market is fragmented. Thousands of independent operators — bars, boutique hotels, restaurants — are undercapitalised, mismanaged, or simply owned by aging operators with no succession plan.

We identify assets where the delta between current performance and achievable EBITDA is significant enough to structure a seller-financed transaction at minimal equity injection.

Systematic scanning of hospitality listings across Balearics and EU markets. Proprietary scoring matrix: revenue gap, debt structure, owner motivation, market position. Off-market is preferred — no auction dynamics.

Structuring — Seller Credit First
All acquisitions structured to maximise seller financing. Target: 100% seller credit against EBITDA. Legal costs and structuring fees deferred to closing, invoiced to the Spanish operating entity (El Castillo Baleares S.L.U.).

Operational Integration
Post-closing, Niel Intelligence (proprietary SaaS) deployed on Day 1: POS, reservations, member management, loyalty, payment processing. No dependency on third-party systems that can be withdrawn.

Value Creation & Hold
Revenue maximisation through occupancy, ancillary revenue streams, and brand positioning. Refinancing against stabilised EBITDA to fund next acquisition. Repeat across 26 EU markets.
